Policies & Guidelines

Before planning your stay at Colorado Plains RV Park, we invite you to review our policies and guidelines. This section is designed to ensure a clear understanding of our park's rules and expectations, helping to make your reservation process smooth and your visit enjoyable.

RESERVATIONS

• We will collect a non-refundable deposit of $15.00 for all reservations at time of reservation (unless booking same date as stay). We do require a valid credit card on file at all times in order to hold a reservation for you.

• Lot rent is due at time of arrival. Your card will be charged for the reservation on your date of arrival. (exception: If you purchase Travel Protectin, you will be charged 14 days prior to date of arrival)

• Monthly rent is due the first date of your reservation. For additional months, rent is due on the the same date of each following month. There is a $100 late fee if not paid by the due date.

• Acceptable payments: cash, credit card, Zelle and check. If check does not clear, the renter will be responsible for all costs and a $40.00 fee. If the rent is not resolved within 48 hours, then the renter’s personal items will be towed at the owner’s expense. The renter shall be responsible for the days stayed plus the late fees prior to the personal items being released.

• A $15 non-refundable service charge for all cancelled reservations in the RV Park. N0-Shows will be charged the full rental rate. Early departures will not be refunded unless re-rented. We do reserve the right to retain all monies on the account until re-rented.

• ALL CANCELLATION REQUESTS MUST BE RECEIVED VIA EMAIL so that we have a record of the request. We will send you a confirmation of a cancellation via email for your records. If you do not receive a cancellation email, it is your responsibility to contact us by phone to ensure that your reservation has been cancelled and request the email cancellation notice.

• We allow guests to book up to one year in advance. Rate changes MAY occur from the time of your original booking, if you have booked the previous year. Rate adjustments (if needed) are made in December for the following year. Reservations made for a stay in the same calendar year will not have any rate adjustments applied.

• As always, extenuating circumstances (RV accident or breakdown, hospitalization, death in the family) are eligible for full refunds or can be applied to another reservation if you purchase Travel Protection. We understand that RV breakdowns or accidents occur at the worst possible times, and are often very costly. We will do our best to accommodate your needs during those times. 

• CANCELLATION DUE TO INCLEMENT WEATHER IN THE AREA: This is effective ONLY for the dates of October 1st-May 1st. Should you need to cancel your reservation due to inclement weather in our specific region that has resulted in the Colorado Department of Transportation advising against road travel to our specific area, we will cancel the reservation at no charge to the guest IF THE GUEST CALLS OR EMAILS with a cancellation, less a 5% credit card processing fee. Guests who fail to call and cancel or "no show" will not be issued a refund.

• RV Check-in / Check-out: 2:00 PM / 11:00 AM

• If you decide to extend your stay, please check the website to see if your site is available for the additional days and extend the reservation online. If the site is not available, please call us and we will attempt to relocate the incoming camper or relocate you to another lot.

• The "Welcome" e-mail you receive up to four days before your reservation date will include the Wi-Fi password and the key code for the showers and laundry.

• Monthly reservations include 600Kwh of electricity and will be charged 9¢ per Kwh above 600. Meter will be read at check-in and on the first day of each sucessive month. For reservation made in the middle of the month, we will pro-rate the 600 Kwh allotment for the remainder of the first month.

OCCUPANCY

• There is a maximum number of adults, children and pets that are allowed per camper/RV for weekly and monthly rentals unless additional fee is paid

• Parents or guardians are responsible at all times for their children’s safety and behavior. Please supervise small children in showers and restrooms and playground, and do not allow children to play in the roadway.

PETS

• Dog Policy: Pets are welcome at all RV sites.  Limit three pets per site. We kindly require dogs to be kept on-leash, everywhere on our ground, at all times. Do not tether animals to fixtures, picnic tables, trees or fences. Please do not leave your dog(s) unattended at your site or in your RV for any length of time. Clean up after your pet immediately! We want to keep the park nice for all of our guests.

• Due to Board of Health Regulations, washing of dishes or animals in the showers is strictly prohibited. If you or your guests are observed by Colorado Plains RV Park owners or staff to be in violation of our pet policies, one verbal warning will be issued. A second violation of our policies will result in immediate eviction from the park with no refund.

GROUNDS

• No tents shall be placed outside of designated tent lots.

• Washers and dryers are provided for your convenience. Please do not hang laundry on lines or trees around the sites.

• Wood burning campfires are NOT permitted in the park due to the fire risk associated with severe high winds which are common in the area. Propane firepits, charcoal grills, and wood pellet grills are permitted (unless Cheyenne County has deemed any fire restrictions for the season. Please dispose of your coals after they are completely cold in the dumpster.

• The lot will be maintained in a clean and orderly manner.  All trash, debris, pet waste and cigarette butts shall be picked up on a daily basis. Personal belongings need to be kept contained in or by the camper/RV. Remember, the wind blows here quite often.

• Outdoor gazebos are allowed in your RV site, as long as they do not interfere with adjacent sites. Be advised that these must be tied down securely, as we have strong winds in the park during all seasons.

• Long term campers: Please do not bring in area rugs, pallets or other materials to create a deck or walkway or for any other purpose except on the site pad. It makes it hard to maintain the grounds around them and it kills a lot of grass. A small mat (24" x 24" maximum) is allowed at the base of your stairs. 

• There will be no structures built for an awning, storage or containment of any kind. Tents or other non-permanent fixtures need to be approved by the RV Park. Please just communicate with us.

• Propane tanks will be kept contained in the camper and or storage area or under the front part of the camper. The Kit Carson Volunteer Fire Department will be inspecting periodically. No tank larger than 100 lbs is allowed on the premises.

VEHICLES

• Speed limit is 5 MPH within the park at all times! This is for everyone's safety and to keep the park a pleasant environment for all of our guests. Please be considerate of others and watch your speed.

• Parking is only allowed in designated lots. Motorcycles, ATV's, bicycles or any kind of smaller recreational vehicle may be parked in front and under the camper. We ask that each person only park in front of or behind their RV. If additional parking is needed, there is overflow parking located on the east side of the property.

• Washing of vehicles is not allowed within the park.

• Riding ATV’s of any sort is strictly prohibited in the Park except on designated roadways. ATVs can access the railroad right of way from the Park entrance.

SOCIAL

• Playground, basketball court and open areas are provided for your enjoyment. You agree to use these facilities at your own risk. We will not be liable for injuries or accidents sustained on our premises.

• There will be no public disturbances, solicitation of any kind, violation of the law, illegal actions, or illegal drug usage on the site.  If a citation is issued or noticed that any of the restricted actions are conducted, the tenant will be evicted immediately and will have all personal items removed from the lot within 12 hours. If the renter does not have all items removed then they will be towed at the owner’s expense. 

• UPS and Fed EX will deliver packages to the site. Please use the provided address, put your name and lot number. If you use the USPS for most of your mail, please visit the Kit Carson Post Office to secure a mailbox. They have six month and yearly rates. USPS delivery is not available here in Kit Carson, Colorado.

ELECTRIC VEHICLE POLICY

• A $10 fee will be added to your daily reservation, with lower rates for weekly stays.

• EV’s may only be charged in an RV Site and only by registered guests.

• Monthly and metered guests will not be charged the daily EV fee.

• Level III charging is not permitted.

• Before charging your EV you MUST unplug your RV from the pedestal. You are responsible for any NON UL LISTED charging equipment used to charge your EV. Any damage to the pedestal is the guest responsibility. Colorado Plains RV Park is not responsible for any damage to your vehicle or charger. These procedures are in compliance with NEC code recommendations.

GENERAL COURTESY

No excessive consumption of alcoholic beverages

Please do not damage the trees or shrubbery

Quiet time is from 10:00pm to 7:00am. Please respect each other and the people that have early work hours.

Our Showers/Restrooms are closed daily from 11:00AM – 01:00 PM for cleaning

Doughnut gasket or threaded 90-degree angle/elbows must be used on all sewer hook-ups

Please place your trash into the dumpster that is at the north end of the RV Park

Do not leave any trash outside, as we do occasionally have visits from wild animals or stray dogs.

SECURITY

Security cameras are in use in the laundry and outside the shower building. 

SAFETY & DISCLAIMER

Please secure your own valuables. The park is not responsible for loss or theft. The park is not responsible for any accidents or injuries resulting in or around the park.
